From the moment you step onto the porch, life slows down. Blessings Farmhouse was made for sweet memories, peaceful mornings, and laughter that lingers long after you leave.
Before booking, please review the house rules below and sign the rental agreement within three days. The rules may be updated from time to time, but they’re simple—just care for the Farmhouse and its land as if they were your own, so every guest can enjoy this special place.
-BE RESPECTFUL (OF OUR HOME, NEIGHBORS & NATURE). We kindly ask that you be respectful of the property and treat it like you would ask others to treat your home. Guests are expected to respect the neighbors’ privacy, peaceful living and the rural setting. If you are looking for a place to have a loud party, this is not the home for you. Please respect nature and do not harm plants or disturb wild animals.
-GUESTS. Per Brown County regulations, no more than 10 guests may be at the property at any time. The primary guest must be at least 25 years old and must be on the property during the reservation. Booking for a third party is not permitted without prior written approval. Any group hosting parties or events without prior approval may be subject to immediate eviction without refund.
-FORBIDDEN ITEMS. Under no circumstances are the following items allowed on the Property at any time: pets or emotional support animals, fireworks or illegal drugs. The following activities are not allowed on the property at any time: discharging firearms (target shooting, etc), hunting, parties, crypto mining, indoor smoking or indoor vaping.
-SAFETY. We have provided safety features throughout the property for your group. Ultimately, it is your responsibility to supervise and care for all guests in your party at all times (this includes making sure safety features are functional and used properly). Owner and Manager will not be liable for any injuries or illnesses which occur during your stay. We utilize outdoor security cameras to protect our property and guests. Disabling or tampering with cameras or wifi is grounds for immediate termination without refund. Security cameras monitor the home entrances/driveway.
-ENJOY NATURE. One of our favorite things about Brown County is the vast array of wildlife you’ll see around, which may include deer, raccoon, rabbits, birds, bees, spiders and ladybugs to name a few. We utilize professional pest management services to encourage bugs to stay outdoors. Nevertheless, we cannot control wild animals, and therefore, no refunds will be given if you encounter them during your stay.
-FIRES. Fires are permitted only in the backyard fire ring and must be supervised by an adult at all times.
-PROPERTY BOUNDARIES. There is a map of the property boundaries in the Property. Guest agrees to stay within boundaries. Neighboring property owners are not liable for any injuries which could occur if Guest trespasses on their property. In Indiana, purple spray paint on trees is equivalent to “no trespassing” signs and should be respected as such.
-AMENITIES. Third-party amenities, such as utilities, are beyond Host control. In the event of service interruption (including, but not limited to, device failure) Guest agrees that Guest is not entitled to, nor will they seek compensation of any kind.
-POND. The property features a shared pond. The dam has recently been rebuilt, so the pond is in the process of filling back up. Guests are welcome to sit by the pond, enjoy the scenery and fish, but are not permitted to enter the water.
-Guest agrees to abide by all rules and regulations contained herein or posted on the premises related to the Rental Property. Guests obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the premises. Guests agree not to use the premises for any commercial activities or purpose that violates any criminal law or governmental regulation. Guest and their guests shall not disturb, annoy, endanger or inconvenience neighbors nor use the premises for any unlawful purposes. Guest agrees to abide by all house rules while renting the property. Guest’s breach of any duty contained in this agreement shall be considered material and shall result in the termination of guest occupancy with no refund of any kind.
-Guest shall be entitled to possession at 4pm on the first day of the term of this Contract, and shall yield possession to Host at 11am on the last day of the term of this Contract, unless otherwise agreed by both parties in writing, after such time the Guest shall be deemed as trespassing.
-In no event shall the Rental Property be occupied by more persons than the capacity of the property as stated on the web site or the confirmation letter, without prior approval by Manager. No fraternities, school, civic, or other commercial groups are allowed without prior approval. In no event shall Guests assign or sublet the Rental Property in whole or in part. Violations of these rules are grounds for expedited eviction with no refund of any kind. Guests hereby acknowledge and grant specific permission to Owner or Manager to enter premises at any time for inspection purposes should they reasonably believe that Guests are causing or have caused any damage to Rental Property. Guest further agrees to grant Owner or Manager access to Rental Property for purposes of maintenance and repair.
-In the event Guest wishes to terminate this agreement, Travel Insurance, Damage Protection and any processing or administrative fees are non-refundable. Please refer to your booking confirmation for cancellation/refund details.
-All belongings are solely the responsibility of the Guest. Owner and Manager hold no liability for Guest’s personal items, which could be lost, stolen or otherwise damaged while on Farmhouse property.
